NOTICE OF CALL OF EXTRAORDINARY MEETING 2025
Hello everyone.
In accordance with the provisions of Articles 17, 18 and 19 of the Condominium Co-Ownership and Administration Regulations, all the Owners of the PLAYA TURCHESE Condominium are hereby summoned to attend the Extraordinary Assembly of the Owners’ Consortium to be held on the twenty-third (23nd) day of August of the year two thousand twenty-five (2025), at ten o’clock in the morning (10:00 a.m.) at the office of the same Condominium, located at 27 de Febrero Street, of the City and Municipality of Las Terrenas, Province of Samaná, Dominican Republic, to hear and deliberate on the following matters:
Agenda
01- Election of the Chairman and Secretary of the Assembly.
(In an attempt to save time, please let me know if you are a volunteer for one of these positions.)

02- List of Condominiums present and proxies, and establish the validity of the Quorum.
(In an attempt to save time, please let me know if you will be attending or if you will be represented.)

03- Establish a rule regarding the frequency of changing the code for the front door.

04- Resignation of the current administration and election of the new one.
All the sacrifices and efforts I made over the past 10 months to manage the residence and its owners have taken a toll on me both personally and professionally, as well as on my health. I prefer to hand over to someone who is motivated to continue improving the residence. I will of course remain attentive to what happens and will help the next administration as best I can in this difficult task, as I hope many of you will!

The elected official will take up her duties on September 1.
I will provide a transition for several weeks in order to explain everything properly.
A new meeting will have to be scheduled by the next administration in order to establish the forecast of the many things that need to be maintained and/or renovated or finished being renovated.

Details of the financial situation to date:

(The orange lines relate to everything related to the renovation of water and electricity, but not only as explained in newsletter #12.)
– Balance of defaulters 2025 – The fees established and approved at the last meeting on March 22 were to be paid before the end of April.
See table here. The only unit in default of payment in 2024 is unit U2 (208,143 RD$ without late payment fines)
– Quarterly payment balance sheet per unit. (See table here – It’s small but you can zoom)
The “Gastos extra 2025” column was a simulation following the last meeting, and two units advanced this amount. It is therefore credited to them for the future. Other units have also deposited amounts in credit, and they are properly recorded.
For your information, Villa 1 is not authorized to open its water tap because when it is open, the residence’s water tank empties overnight, whereas when it remains closed, only 20% of the tank empties in 24 hours. Villa 1 is obligated to resolve its internal problem so as not to harm the water supply we all need, and furthermore, jeopardize the sustainability of the water pumps by running them unnecessarily… not to mention the additional electricity consumption this generates, which we all have to pay for.
For comparison:
At the end of August 2024, there was RD$1,292,948.08 in the bank account and -RD$12,905.49 in the cash register (there were late payments, particularly for electricity).
At the time of writing, there is RD$1,065,834.69 in the bank account and -RD$14,968.59 in the cash register. All invoices received have been paid except for Inapa, which did not send a single invoice in 2025.
The notable difference (FINALLY!) is that we now have abundant, good-quality water thanks to a brand new system, and 75% of the electrical system has also been renovated! … Without us having to pay additional contributions!
