First newsletter for all owners.

As you know, I am now the residence administrator.

Through this WhatsApp group I’ll be sending you links, as I did with this message. I’ve chosen to do this so that you can translate them as you wish.
The aim of these messages is to let you know what’s going on at our residence, and to give you important or even urgent information.

This first newsletter is going to be a little long, as I’d like to explain how I’m going to run the administration.

Each administration is organized in its own way, the main thing being that everything is in order in the residence and that the accounts are up to date.
As far as I’m concerned, and being a webmaster, I’ve chosen to manage everything via a website that I designed myself.

It is therefore VERY IMPORTANT that each owner has a private account on the site. Initially, I’d be happy if each apartment had at least one account (except if you have more than one apartment, in which case one account for all your apartments is sufficient).

For reasons of confidentiality, future newsletters will be published in the forum, so you’ll need to log in to your account to read them.

The entire website can be translated into 5 languages. Click on the flag and choose your language.
Even if you are viewing the site in a language other than English, please post your messages in English so that all translations are accurate.

Creating your account:

I’ve tried to make the account creation process as simple as possible.
All you have to do is enter your username and apartment number (Example: Fulano 9X) and your email address, check the box to receive a link that will allow you to choose your password. Then click on “Register”.
Visit your inbox and click on the link to create your password.
Only you know your password. I don’t have access to it because it’s encrypted.
Don’t worry, all your information will be deleted if you sell your property.

I have made videos of all areas of the residence so that you have an overall view of the residence at the time I took up my position.

In order to be able to start work on the pool as soon as possible, it is imperative that everyone makes the payment for the extraordinary costs as well as the last quarter of 2024.

At the time of sending this message, 914,701.9 RD$ is missing from the ordinary funds. The emergency fund is 27,000 RD$ short. 975,565.50 RD$ is missing from the extraordinary fund.

Priorities for items to be settled in the residence:

– Electric generator (We are currently without a generator…)
– Pool renovation
– Management of gas leaks and establishment of rules of use.
– Maintenance and improvement of the camera surveillance system.
