Playa Turchese Residence Newsletter #10 – We had a close call!
Hello everyone.

As you probably know, last Monday at 8pm we were the victim of a fire in the technical room following a short circuit. The gardening tools that were just below fueled the fire but thanks to the reactivity and intervention of several of us we were able to avoid the worst (Thank you all!). The entire electrical cabinet melted.
I replaced the tools and immediately requested the intervention of 2 technicians to restore minimum services temporarily. I will send you a video.
The day before yesterday morning I spent 2 hours with the insurance inspector to report the loss.
It has already cost more than 20,000 pesos in electrical equipment. I am still waiting for the labor invoice.
At the time of writing, the majority of services have been restored temporarily. At the moment I have to work manually to manage the lights and the various water pumps for the cisterns.
I am waiting for quotes so that we can rebuild the entire electrical system. This will take time, will cause interruptions to services and will be expensive.
Due to the emergency I cannot wait until the next meeting to make decisions so I will as soon as possible survey you remotely to get your opinions on the choices that will be available. Hopefully the insurance will cover a good part of the costs. I have absolutely no idea what the cost will be but I think it would be prudent to consider this event as “exceptional” and therefore create an exceptional fund so as not to harm the annual budget. (As was the case with Storm Fiona).
I hope to be able to tell you more this weekend so that we can start work as early as next week. We really didn’t need this, but it was to be expected, and it’s not for nothing that I added item 20.J to the last meeting notice.
This unfortunate event has put me behind schedule in drafting the minutes of the meeting held on March 22nd and in preparing for the next one, which must be held before April 26th…
In the meantime, I’d like to point out that the door code will change today and will be: 2317# (It will be changed at the beginning of each month).
I remind you that delivery companies are not allowed to enter the residence.
PLEASE DO NOT SHARE THE CODE! I will announce it on the various WhatsApp groups, but I encourage you to notify your tenants.
Those who haven’t yet received their token should contact me, as this remains the best way to get in.
Another reminder: as stipulated in the constitution, I must have an up-to-date owner’s book and the ability to enter each property.
