Balance sheet:

The deadline for payment of ordinary expenses was October 7. Today is the deadline for payment of extraordinary fees.
You will find at the end of this letter the PDF file with the details for each unit.
I’m counting on latecomers to receive payment as soon as possible. (I’d hate to have to apply the fines…)

Pool renovation:

I’ve just had a meeting with ProPool to organize the work. We’ll need to provide them with a covered area for storing materials (especially those that are sensitive to humidity). We hope that emptying the pool won’t be a problem and won’t take too long. Work starts on Monday morning. (So enjoy the pool while you can).
Hopefully, we’ll be able to sell what we no longer need at a good price as soon as possible, because we need the space for the new installations.
Dismantling will begin once the pool is empty. I will provide photos and a list with references of what we need to successfully resell. Please spread the word to anyone who might be interested.

Electric generator:

Ideally, a decision should be taken today. At present, the choice would be this model:
5.5 KW / Automatic start (thanks to an additional module)
Price: 100,000 pesos (excluding shipping and set-up costs)

It’s not too late to send me other options. (I’m waiting for other choices from 2 people).
A generator is urgently needed!

Septic tanks:

A problem with the office toilets sent me to check the water lines and I realized that all the septic tanks are full to bursting … I’ve already sent for the truck to empty one (4 trips at 7000 pesos each). It’s the tank in buildings 1 and 2. Thanks to the neighbor for allowing me to bring the truck onto her property, because as it is and because of the office, the truck can’t access this area… (I hope he doesn’t build anything on this land, otherwise we won’t be able to empty this pit with a truck…). ) I hope the truck’s hose will be long enough to reach the other pits in the residence.
It’s incredible to see the lack of discipline on the part of the users of the residence when you see all the things you find in the pits. I’ve already paid 28,000 pesos. We can expect to spend a lot more at this point, as all our pits are full and some pumps are no longer working…

The day before yesterday, the drain between the office and the pit was blocked. So I called in a plumber who created a new intermediate register in order to unblock it and as 2 taps were leaking I decided to reconstitute this tap register by placing it vertically against the wall (This is how all outside stopcocks should be installed.

I’ll provide you with photos of all the registers so that you can see that (especially since the floods) the taps are hardly accessible any more because the registers are full of dirt and this has damaged many taps).
Maybe it’s necessary to put this kind of sign in our toilets …

Tokens portal:

Tomorrow I will receive 150 tokens. I’ll program them and 2 tokens will be distributed per apartment. Those who need more will have to pay for them.
I’ll change the security code and it won’t be disclosed. Each person will have to use their token and/or move to open the door to allow access to their visitors. (Deliveries at the door are no longer allowed; you must go to the gate to receive your orders).

Insurance:

Yesterday, with Mr. Roberto Mira, we consulted the insurer who clarified the situation. More details soon. (We still have to pay the last 4 months of 2024, ~ us$4,800)

In preparation:

I’m scanning the few plans I found in the documents. You’ll now be able to see the plans of a few apartments as well as that of the residence. I’m also redoing the plan of the parking spaces, as the current plan is almost illegible. (A tricky subject…)

Miscellaneous:

I had the pool camera repaired (12,000 pesos) (I’ll try to get this bill to the insurance company).
The other day we suffered a power cut because the August bills hadn’t been paid. This cost us an extra 1000 pesos in late fees. We have 2 meters that haven’t consumed anything for years, but we have to pay 113 pesos every month for each …
The tenants’ WhatsApp group has been set up, so I’ll be able to send them information about the residence that concerns them too.

As you know, we’re sorely lacking space in the residence. For your information, I’m in charge of selling the land between our residence and that of Corte del mar.

I made a little calculation in case we were interested in buying it: Current price us$480,000
Breakdown by unit:

This would make it possible to reorganize the parking areas and create a better technical room. A garbage room accessible from the outside (the truck would no longer come in).
