Pool renovation:
The work is progressing well, the weather is fine, even too hot, but the important thing is that it’s not raining… The weather forecast calls for rain in the next few days. We’ll have to wait and see. Fingers crossed.
A VERY IMPORTANT detail … In the quotation, it was agreed to renovate the blue ceramic surrounding the pool. Due to its general condition, it won’t come out looking like new. Some parts will have to be replaced anyway, and this will create tonal differences.
Some of you have contacted me, seeing that the ceramic is still in place and asking me to have it removed. Not replaced! removed and that the whole pool be the same tone (Cream).
I consulted Propool and they told me that removing all the ceramic and replacing it with marmoline would cost an extra 50,000 pesos (they were asking for RD$55,000).
For your information : 50,000 RD$ is:
Apt. 1 bedroom = 620 RD$
Apt. 2 bedrooms = 910 RD$
Apt. 3 bedrooms = 1,195 RD$
Villa = 1,370 RD$
U2 = 1,760 RD$
So I find myself in a delicate situation when it comes to making decisions, especially given the state of our finances, due in part to late payments. (It’s imperative that I give my answer before the end of the demolition phase (i.e., according to their projection, Monday at the latest)… after that, it’ll be too late!

Electric generator:
We were supposed to receive the generator today but the carrier contacted me this morning because he had delivery complications in the capital and therefore made it late. He told me he would deliver tomorrow at noon. (Fingers crossed…) Here’s the expected model:

7.5 KW Diesel “Silencer” With automatic start and stop system. 6 months warranty.
I’ve fetched diesel and oil to be ready to receive it. An electrician will be on hand to help with testing. If all goes well, I’ll proceed with the payment of RD$85,000.
Let’s hope it arrives tomorrow and everything’s in order… Anything can happen here :-/
Reminder: As far as I know, this was not included in this year’s budget, so it’s causing an imbalance in the current year’s accounts. (Not to mention the costs incurred a few weeks ago in trying to repair the old one).
Accounting:
A brief review of our finances …
I’m still waiting for payment from too many owners. This is worrying for the rest of the year.
At the time of writing, we have RD$995,276.49 in the account. There is still a shortfall (minimum, and soon more when fines are applied) of RD$875,678.5 in the till.
Of this amount, RD$323,828 is expected to arrive in the next few days…
Not having any experience yet of all the fixed monthly costs we have for the smooth running of the residence, I’ve made an estimate anyway, and it would seem that between..:
– Electricity (variable costs)
– Security
– water
– insurance
– Garbage collection
– Internet
– Gas (variable costs)
– Salaries
– ??? (I still have to analyze the history carefully to avoid any unpleasant surprises)
We need about RD$400,000 a month (not to mention unexpected expenses).
Looking at the current balance sheet, and if the unpaid bills aren’t cleared very quickly … I can’t see how we’ll be able to finish the year ….
Just for that, we need to have at least RD$1,200,000 in reserve, and we’re far from that at the moment, because remember that when the pool is delivered, I’ll have to top up the RD$1,500,000 payment already made to reach the quote amount of ~RD$2,120,000 (+ RD$50,000 -> Point to be determined concerning the ceramics).
So RD$620,000 or RD$670,000 ….
Propool let me know that he could be a bit flexible and grant us a small payment extension for at least part of the sum, but I’d rather not …
Some of you have offered to bring forward the payment for the first quarter of 2025. I haven’t yet taken any action, but I have to admit that it’s very kind of them, except that it complicates the situation as regards the accounting forecasts for 2025.
I have the sad feeling that we’re going to have to significantly increase the residence’s charges for the coming year if we’re to resolve as quickly as possible the too many problems I encounter every day ….

Septic tanks:
As you know and out of urgency, I’ve already had to pay RD$28,000 to have the truck come 4 times. This only concerned one septic tank. As I don’t yet have enough visibility on the money we might have left before the end of the year, I can’t take the risk of calling the truck back to continue treating all the many other tanks. A landowner has offered to advance a sum to solve the problem of the pit in front of the parking lot gate, as the odours are quite strong. For the sake of clarity in our finances, I haven’t yet accepted her offer, but I understand the inconvenience that affects her more than anyone else… I’ll spare you the photos…
