Hello everyone.

I hope you’re well and had a wonderful holiday season. I’d like to take this opportunity to wish you all the very best for the New Year. May it bring you prosperity, happiness and, above all, good health.
As far as the residence is concerned, I wish it continued renovation and improvement. There’s still a lot to do, but I’m convinced we’ll get there! We’re on the right track 😉

I’m in the process of preparing a long newsletter about what’s happened over the last few weeks and what lies ahead. I hope to be able to send it to you this weekend.

In the meantime, as I also have to prepare the next ordinary general meeting and try to combine it with an extraordinary meeting due, among other things, to the heavy investment that lies ahead to solve the flooding problems.
I invite you to list below the points you would like to see addressed at the next meeting.

I’ll send you the summary soon so you can have time to think about it and get ready for the meeting.
I’d like to remind you that the main purpose of the meeting is to vote, not to debate and find a solution. The meeting can’t go on for hours. Or we’ll have to split it into several meetings…

I would remind you that you have until January 7 to make your payment for the first quarter of 2025.

I’d like to take this opportunity to thank the units:
1E / 2E / 3D / 3F / 4F / 5D / 5E / 6C / 6E / 6F for paying the first quarter 2025 in 2024!
6D / 7E to pay for the first and second quarters of 2025 in 2024!
4B1 / 7D to pay ALL quarters of 2025 in 2024.

I do not congratulate the units:
1D / Villa 1 / U2 for not yet having paid all the fees for 2024 … 5% interest is charged on late payments every month….

Unfortunately, it’s very likely that I’ll have to increase the monthly payments. The reminder of the difference will be due before the end of the first quarter. It’s also very likely that I’ll have to increase the percentage corresponding to the 5% emergency fund. It will therefore rise from 10% to 15%.

At a previous meeting it was decided that the meeting should take place at the end of March, but given the urgencies we have I'd like to do it as soon as possible and therefore try to respect what the constitution says (Art. 29), i.e. the third Saturday in January. I'm afraid I won't be completely ready, as I have to send out the invitation 10 days beforehand, so I'm proposing 3 dates, as the ideal would be to have as many participants as possible.
