Playa Turchese Residence Newsletter #6 – OMG!
Hello everyone.
I’m writing this short newsletter because some of you are pressuring me to do so. I recognize that I’m behind in my communications, and I’ll explain that later, given the intensity of the news at the residence.
As a first step, therefore, I’m going to give you an update on late payments for the year 2024, as well as an update on security. I’ll do my utmost to send you further information as soon as possible, but I’m behind schedule on the 2024 financial statement and the 2025 forecast due to lack of time… Being administrator of the residence is not intended to be a full-time job, but believe me, since I took on the position, it’s been much more than a full-time job …..
I’m still waiting for the estimates for the work to be carried out, including rainwater drainage and the necessary repairs to several roofs. Once I have this information, I’ll be able to start setting a meeting date.
So here’s a rundown of the units in arrears in 2024.
I don’t claim to be an accounting expert and article 46 of our constitution can be interpreted in different ways so if I’ve got it wrong, I’m totally open to criticism and/or corrections in order to rectify and provide the correct values.
Art. 46 of our constitution:

Balance sheet 2024

Summary of first-quarter 2025 payments
At the time of writing, I have still not received the first-quarter 2025 payments for 12 units.
Current financial statements:
306,563 RD$ in the bank account and 118,852 RD$ in the till, and not all the January invoices have yet been paid. And that includes the fact that some of you have already paid (way) more than the first quarter … It doesn’t look good for the end of the quarter ….
Security:
Unfortunately, yesterday morning at 4.45am, I caught the supervisor in the office sleeping very soundly. I contacted the person in charge to sort things out. I’ll come back to this later, but I’m thinking of installing a camera inside the office, not only to monitor who goes in, but also, and even more importantly, to monitor those who have to monitor … That’s the last straw ….
I’m sharing with you in the Whatsapp group the messages I had with the head of security so that you can realize the state of the situation. (Sorry, I can’t translate them).
In short, I’m threatening him that if the camera we’ll have in the office detects that the supervisor is asleep, then we won’t pay for those hours!
In summary, we will all be able to call a special emergency number to (r)awaken the attention of the supervisors if something abnormal happens in the residence or in a particular unit during the hours when the supervisors are supposed to be on duty! (Feel free to call him anytime just to ask him if everything is fine and to be sure that is not sleeping 😉 ) I’m gonna share this number as soon as possible.
Thank you for your support, I promise to do my utmost to get back to you very soon and give you more details and I hope to send out the invitation for the next meeting as soon as possible.
Best regards!
Stay positive, everything will soon be sorted out, even if we still have to put our hands in the wallet to get there :-/
Your dedicated administrator
Felipe
